How long does a Portuguese mortgage take? A realistic week-by-week timeline from first documents to deed, and where files actually get stuck.

The single question every buyer asks before making an offer is how long the mortgage will take. In Portugal the honest answer is four to eight weeks from a complete file to the deed — but the variation comes almost entirely from how quickly documents arrive, not from the banks themselves.

Week 0: before you even find the property

This is the week most buyers skip, and the one that saves the most time. Get your Portuguese tax number (NIF), open a local bank account, and gather payslips, the last two tax returns, six months of bank statements and a list of existing credit commitments. With that in hand, a broker can tell you your realistic budget before you negotiate.

Weeks 1–2: submission and first response

Your file goes to several banks at the same time. Each runs an affordability assessment against its own scoring model and comes back either with an indicative approval or with questions. Files submitted to one bank at a time take three times as long for exactly the same outcome.

Weeks 2–4: valuation and formal approval

The bank instructs an independent valuer. The loan is calculated on the lower of the purchase price and the valuation, so a valuation below the agreed price reduces the loan, not the price. Once the valuation lands, the credit committee issues a formal decision and the FINE (the standardised European information sheet).

Weeks 4–6: insurance, conditions and the deed

Life and home insurance must be in place before signing. Bank-bundled cover is quick but rarely the cheapest, so compare it separately. Then the notary schedules the deed, and the bank releases the funds on the day.

Where files actually get stuck

  • Missing documents from abroad — accountant letters and foreign tax overviews are the top cause of delay
  • A valuation below the agreed purchase price
  • Undeclared credit commitments appearing in the credit register
  • Waiting on a single bank instead of running several in parallel
  • Leaving insurance to the last week before the deed

Four to eight weeks is normal, and the part you control is the front end. A complete file on day one is worth more than any negotiation later in the process.
