Current mortgage rates in Portugal (2026)

Portuguese banks offer variable rates indexed to Euribor, fixed rates, and mixed rates that combine an initial fixed period with a variable phase. As a guide, mixed rates with a 2-year fixed period start around 2.45%, 5-year fixed periods around 2.75%, and full fixed rates around 3.45%, depending on your profile, the loan-to-value ratio and the bank.

How much can I borrow in Portugal?

Banks in Portugal generally lend up to 80–90% of the property value for residents and up to 60–70% for non-residents. Your borrowing capacity also depends on your debt-to-income ratio (taxa de esforço): from 2026, Banco de Portugal recommends it stays below 45% of your net income, including the new mortgage.

Purchase costs: IMT and stamp duty

On top of the property price, buyers pay IMT (a progressive transfer tax from 0% to 7.5% depending on price and residency status), 0.8% stamp duty on the purchase price, and 0.6% stamp duty on the loan amount. Buyers aged 35 or under purchasing their first home may benefit from the IMT Jovem exemption on properties up to €330,539, with partial relief up to €660,982. The calculator includes all of these automatically.
