One of the most financially compelling reasons to relocate to Portugal is the Non-Habitual Resident (NHR) tax regime. For qualifying individuals, it can significantly reduce the tax burden on foreign income for up to 10 years.

What is NHR?

NHR is a special tax status available to individuals who become tax residents in Portugal and have not been Portuguese tax residents in the previous 5 years. Once granted, NHR status lasts for 10 consecutive years and cannot be renewed.

Key Tax Benefits

  • Foreign-sourced income (pensions, dividends, rental income, interest) may be exempt from Portuguese tax or taxed at a flat 10% rate, depending on source country and tax treaty
  • Portuguese-sourced income from qualifying high-value professions is taxed at a flat rate of 20%
  • No wealth tax on assets held abroad
  • Potential exemption from inheritance tax on foreign assets

Important Update: IFICI (2024 Replacement)

In 2024, Portugal replaced the original NHR regime with a new scheme called IFICI (Incentivo Fiscal à Investigação Científica e Inovação). The new regime is more targeted, primarily benefiting professionals in scientific research, innovation, and technology sectors, as well as startups and qualified expats. Individuals who registered under the original NHR scheme before 2024 retain their benefits for the full 10-year period.

Should This Influence Your Property Decision?

For retirees, digital nomads, and high-income professionals, tax residency strategy and property purchase often go hand-in-hand. Understanding your tax position before buying can significantly affect how you structure the purchase and how you finance it.

We always recommend consulting a qualified Portuguese tax advisor alongside your mortgage broker to ensure your financial strategy is fully optimised from day one.
